Marbella

Marbella is not one market. The Golden Mile, Nueva Andalucía, Sierra Blanca and the eastern beaches each have their own buyers, their own price per square metre and their own reasons to be there. This guide is organised the way the coast actually works: by area, with what we currently have in each.

Where to look in Marbella

Each of these has its own guide, its own map and its own homes. The counts are what this website can show you today, not a brochure figure.

Buying here

Transfer tax in Andalucía is 7% on a resale purchase; a new-build from a developer carries 10% VAT plus 1.2% stamp duty instead. Budget a further 2–3% for notary, registry and legal fees. A non-resident buyer will also need an NIE before completion — it is the single most common reason a otherwise-ready purchase slips by a fortnight.

Community fees, IBI and rubbish collection are annual costs worth asking about before you offer: on a front-line development with concierge and gardens they can exceed €10,000 a year, and they are not always visible in a listing.
